Replacement cost
Replacement cost is the amount needed to replace damaged property with a new item of similar kind and quality, without deducting depreciation. It pays more than actual cash value and usually carries a higher premium.

Why this matters for property managers
Furnished rentals turn over contents constantly, and owners expect like-for-like replacements. Programs written on a replacement-cost basis produce fewer owner disputes over what a damaged item was worth.
Worked example
A guest ruins a three-year-old $2,400 sectional. On an actual cash value basis the payout might be $1,200; on replacement cost the owner gets a new sectional of like kind, the manager is not stuck in the middle, and the guest fee was set to fund exactly that.
Replacement cost vs. actual cash value in a furnished rental
Furnished rentals turn contents over constantly, and an owner who loses a sofa expects a new sofa, not a cheque for what a used one was worth. That gap is the most common owner dispute after guest damage. Check whether the damage program and the owner's own property policy settle contents on replacement cost or actual cash value, write the answer into the management agreement, and keep a simple contents inventory with purchase dates so replacement-cost claims settle without an argument. Set the guest damage fee with replacement in mind; a program that replaces like for like is what keeps owners renewing.

For contents in professionally managed homes, usually yes. The premium difference is small relative to the friction ACV creates with owners.
Does replacement cost apply to structures too?
